Standard loft boarding - £40/m2

Take this opportunity to clear the house of the junk, get it out of your living rooms and start living in your space! Its easy! As a very general rule, the optimum area of a loft to board & use is the centre 1/3rd. This is because of height and beam construction restrictions on what is usable space. We use flooring grade 18mm chipboard - the same material that modern house floors are made of, only in smaller sheets so we can get them in the loft. We did try 2x8ft sheets but the result didn’t look so good, so we use the standard 32cm x 120cm boards which we find gives a more professional, neater result. For best results you will need a light, which makes all the difference and transforms your loft into a really useful storage area - as you can see from our loft photos. Ideally we really need a clear loft to board it. While we can move some of the junk, we do need a working area of at least 4 square metres to start, and may have to charge for moving excessive amounts of stuff. We will need a quote visit to to give you an accurate price for boarding your loft but the tables below can give you an idea of the prices. Useful tips on storage can be found here

If your insulation is very thick, and you can’t see the joists, how can you board over it? You can’t throw the insulation away (like some of our more unscrupulous competitors do!). You can’t compress it or the insulation value is compromised - its the air trapped in the insulation material that gives it the insulation value. No problem, we have the answer: we lift up the insulation, put down extra 100mm beams on top of the joists, re-lay the insulation between the new beams and put the new boarding on top. Your insulation thickness is kept to 200mm and you get a boarded loft.

As part of our boarding service we can offer loft shelves for light loads. These are 120cm x 60cm sections put between the rafters and cost the same as raised boarding, £45/m2
